Speedwell Avenue Corridor
The north-of-the-Green corridor remaking itself with new housing and retail.
Speedwell Avenue is US Route 202 running north out of downtown Morristown, past Headquarters Plaza, and continuing to Historic Speedwell and the Morris Plains border. The corridor is subject to the Speedwell Avenue Redevelopment Plan, adopted by the town in 2007 and amended through 2015.
The redevelopment is in active phase. Recent and ongoing projects include:
- The “Latitude” mixed-use building (268 apartments, ground-floor retail);
- Phase Two construction with roughly 175 additional apartments and a linear park;
- A planned overhaul of the Headquarters Plaza concourse;
- Multiple smaller mixed-use buildings replacing older one-story commercial strips.
The corridor has historically been a working-class commercial strip, with auto shops, takeout restaurants, and small storefronts. That fabric is still present and the new mid-rise apartments coexist with it.
What’s in the area:
- The Mehndi restaurant and the rest of Headquarters Plaza (Hyatt hotel, offices, AMC cinemas);
- The Stirling Tavern at the upper edge;
- The Horseshoe Tavern and Sushi Lounge at the lower end;
- Easy access to NJ Transit’s Morristown station via Speedwell Avenue and Lafayette Street.
Appeals to: renters who want walkable access to downtown without the South Street prices, and anyone tracking where Morristown’s housing supply is actually growing.
